Our client, an international real estate services firm, is seeking a dynamic Residential Sales Manager to lead and drive the sales efforts for their residential segment within the Residential & Leasing Team.

In this pivotal role, you will develop and implement effective sales strategies, provide coaching and mentorship to your team, and cultivate strong relationships with clients and developers.

Responsibilities:

  • Team Leadership and Coaching:
    • Lead and coach the sales team in closing leads for the residential segment, ensuring sales targets and quotas are exceeded
    • Assign and supervise sales leads
    • Manage subordinates to create an efficient and effective sales team across territories and clients based on each team member's strengths and expertise
  • Client Management:
    • Grow new clients, prospect clients, repeat customers, and referrals
    • Represent buyers, landlords, and other stakeholders as required
  • Goal Setting and Monitoring:
    • Set clear, achievable goals and deliverables for the sales team and monitor progress
    • Provide regular training, coaching, and support to enhance the skills and performance of the sales team
    • Conduct regular performance evaluations and offer constructive feedback to team members
  • Sales Planning and Strategy:
    • Create a sales plan consistent with the budget and sales targets, including quotas and KPIs
    • Assist the marketing manager in producing elements of marketing plans that help generate sales leads
    • Measure the effectiveness of marketing activities by tracking sales leads and eventual revenue
    • Manage the sales pipeline and ensure timely follow-up and progression of leads
  • Relationship Building:
    • Build and maintain strong relationships with clients, developers, and other stakeholders
    • Stay informed about market trends, competitor activities, and regulatory changes in the residential real estate sector
  • Team Meetings and Performance Tracking
    • Attend regular team meetings and conduct team meetings to update and encourage team members to maintain effective performance
    • Establish and implement objectives and deliverables for individuals and the team. Track team performance
    • Create and execute an effective sales training programme to improve skills and achieve sales targets
    • Encourage and provide recognition for high performers and hold subordinates accountable when necessary
    • Present team performance to management
    • Provide daily/weekly reports and monthly performance reviews of individuals and the department
    • Conduct regular performance reviews and set actionable goals


Requirements:

  • Bachelor’s degree in Business, Real Estate, Marketing, or a related field
  • Minimum of 7 years of experience in real estate sales, specifically in the residential sector
  • Proven sales record with high-value deals
  • Excellent communication and negotiation skills (English & Thai)
  • Ability to supervise and lead a residential team, providing direction, support, and performance evaluations, along with offering constructive feedback and coaching
  • Strong understanding of the market, including current trends and conditions
  • Ability to prepare detailed sales reports and analyse sales data to inform business strategies
  • Proficiency in using CRM software and sales tracking tools, along with computer literacy in Word, Excel, and PowerPoint
  • Highly organised with high levels of professionalism and ethical standards in all client interactions and transactions
  • Strong organisational skills and the ability to manage multiple leads and deals simultaneously
